Add more opportunity for failure to your gate
Date:February 16, 2010
After fighting with my Mighty Mule FM250 single swing gate opener for a few weeks we had it operating pretty good.
We have a solid wood gate that can get some pretty serious wind load so we thought this automatic gate latch would be a good idea, plus add some security.
Unfortunately it's resulted in the loss of our ability to operate the gate on multiple occasions for reasons sometimes outside the latches control, but should have been within the designers consideration.
The biggest problem is the lack of tollerance of the gates sag. We have a 14' gate that easily rises and sags with the wind and vibrations.
The latch does not tolerate much if any verticle movement and within 1 week of our newly mounted gate was sagging about 1/4".
While the throat of the latch was beveled enough to allow the gate to shut and latch closed, the pressure was enough to prevent the FM250 from opening the gate before the latch stopped holding itself open.
I'd prefer a latch that had a taller throat with a taller pin so the gate wouldn't get bound up and refuse to open everytime a gate (gasp) sags.
The product does what it says and it seems to open as per the instructions, but I'm pretty sure that with a good breeze blowing the gate to the opening direction will prevent the latch from opening because it's not a lot of pressure or force that moves the latch to the open position.
Also the mounting flanges for this gate opener don't seem very freindly. The hardware it came with was useless.
It's extreemly difficult to mount this to a tube gate, it see-saws back and forth about the tubes and is very hard to keep in the same place (more line up problems) It really is set up to mount to flat surfaces.
Also the gate and the post you will latch to need to be very close together. The gap between your post and your gate needs to be less than 1-1/2" or so or the latch flange doesn't have a robust grip on the gate.
